From 1 January 2025, a new era will begin in the construction world and for homeowners in Flanders. The Flemish government has taken innovative steps towards sustainability by making charging infrastructure for electric vehicles mandatory in all new and extensively renovated buildings. This change marks a significant step towards a greener future. Let's take a look at what this means for you.

For New Construction and Major Renovations:

  • Residential Buildings: Do you have a parking lot with more than one parking space? Then as of now, a charging point per parking space is a must.
  • Non-residential buildings: In larger parking lots (more than 10 spaces), the requirement becomes slightly more complex. Here, a minimum of two charging stations are required, plus prepared charging infrastructure for one out of every four parking spaces.

What about Existing Buildings?

For existing residential and non-residential buildings, there is no specific requirement to install charging points as of 2025. But, it is good to know what direction the future will take.

The Financial Sting: Fines for Non-Compliance

Not following these new rules can become an expensive joke:

  • €2,000 for each missing charging point.
  • €1,000 for each parking space that is not prepared for future charging stations.

What Does This Mean to You?

If you are an owner or have applied for an environmental permit after March 11, 2021, it's time to act. These rules apply to all new buildings and major renovations, both residential and commercial. For major renovations, the rule only applies if the cost of charging infrastructure is less than 7% of the total renovation cost.
